Behind every flashy launch reel is an industry full of people who built their reputation by showing up, client by client, referral by referral, even when no one is watching. This podcast is about them.
I've sat in both rooms. As a buyer, a studio owner, someone who spent two years trying to understand this industry from the inside. Here to Stay is not about taking sides — it's about making space for a more honest conversation between people who need each other more than they realise.— Bob Li, host
The property agents most people picture are the ones performing for the camera — the luxury launches, the Instagram reels, the "top producer" announcements. But beyond these is an industry of people doing genuinely hard, emotionally heavy work. Seven-day weeks. No CPF. Swinging income. Absorbing other people's biggest decisions and biggest fears, quietly, year after year.
Each one draws from a deck of questions they've never seen before. What comes out of that is what this podcast is about.
The negotiation truths. The red flags on listings. What agents look for when buying with their own money versus their clients'. The inside perspective, delivered plainly.
When is an agent worth their fee? We ask them directly — and we wait for the honest answer, not the sales pitch.
The late nights. The deals that almost broke them. The clients they still think about. The industry you've seen from the outside — explained by someone willing to show you the inside.
Who they were before property, how they got here, what the job has actually cost them.
Two decks, 100 questions. Guests draw blind. They can pass on one — once.
No commission. No referral to protect. Just questions that matter.
Every guest sees their episode before it's published. Nothing goes live without your sign-off.
I'm Bob Li. I run Flashbob Studio and Agent Brand Studio at Redhill Forum, Singapore.
Between 2022 and 2023, I sat the real estate licensing exam three times and failed all three. In between, I worked as a realtor's personal assistant, produced property shows with realtor friends, and spent over two years inside an industry I never quite joined.
I saw the midnight calls. The months without a deal. The clients who waste your Sunday and disappear. And I saw the agents who do this work with genuine care, for years, without recognition.
I'm not a realtor. But I came away from those two years with something I didn't expect — a sense that buyers, sellers, and agents are more aligned than any of them realise. I hope these conversations help to unpack that.

Here to Stay isn't a platform for listings, launches, or personal branding. It's a conversation about what this job actually looks and feels like from the inside — told honestly, without the sales kit.
We're not looking for the loudest agents. We're looking for the ones who've been here long enough to have something real to say.
